Maintenance Assistant for Adams Place Independent Living

PURPOSE

This position is responsible for all maintenance in Independent Living and on-call services to Assisted Living and the Healthcare Center.

QUALIFICATIONS


* Must be able to read and understand Standard English.


* Must be able to deal tactfully and effectively with Residents, families, fellow employees, and visitors.


* Knowledge of basic tools required.


* Knowledge of boilers, HVAC, electrical, generators and plumbing preferred but not required.


* Painting experience preferred but not required.

PHYSICAL DEMANDS


* Able to be on feet 7-8 hours a day


* Able to stoop, kneel, bend, and climb, depending on the job


* Able to lift 20 to 25 pounds frequently


* Able to lift 50 to 75 pounds occasionally


* Able to move heavy (75 to 100 pound) furniture or appliances occasionally


* Able to see, hear, and communicate adequately to complete job duties and responsibilities


* Able to work with standard cleaning chemicals

DUTIES AND RESPONSIBILITIES (include but are not limited to)


* Knowledge of building operations and DAILY walk-thru to check boilers, HVAC units, Generator, pool pump & heater, water temps, sump pumps, lighting, etc.

documenting findings on appropriate logs as required.


* Handling basic repairs and maintenance work orders within 24 hours of being reported, properly documenting (with text and pictures) when completed.


* Perform and document preventative maintenance as required.


* Installation/removal of appliances and equipment as needed.


* On call rotation with other members of the campus maintenance team.


* Assist with set up and break down of meeting and event spaces as needed.


* Keeps records of work performed and costs involved.


* Establish and maintain relationships with outside contractors and vendors.


* Maintain the water-softener system.


* Overseeing contractors when professional repairs are necessary.


* Responsible for the maintenance and repair of HVAC units, plumbing, electrical, only calling in vendors when all in-house resources are exhausted.


* Minor painting projects.


* Diagnosing mechanical issues and correcting them.


* Pool house maintenance as needed.


* Report to director regarding issues resolved, those needing attention, and those currently in progress.


* Run errands to local vendors.


* Handles incoming and outgoing freight, lifts and moves heavy furniture and equipment, and other miscellaneous duties as directed by the director.


* Perform or direct heavy custodial duties such as scrubbing and buffing, cleaning of basement, storage, utility areas, washing walls, ceilings, outside windows, changing screens and storm windows, changing light bulbs in ceiling fixtures and housekeeping duties in very high places.
