Corporate Real Estate Manager

Georgia-Pacific LLC is seeking a Real Estate Manager for its Corporate Real Estate team, reporting to the Senior Director Real Estate.

You will work directly with Georgia Pacific leadership in the execution of operational real estate strategy.

The position will be responsible for the strategy, execution, and delivery of real estate transactions for industrial, office, and other transactions covering the full life cycle of real estate assets, from initial site selection, lease, build, operation, and exit.

You will interact directly with business and operation leaders; corporate functions such as legal, environmental, tax, and external parties.

Location: This is an onsite role at our GP HQ in downtown Atlanta, GA.

This role operates within a hybrid work model that includes weekly in-office collaboration to build strong partnerships and work closely with business leaders and teams throughout the organization.

What You Will Do in Your Role



* Lead real estate transactions for manufacturing, warehousing, office, and surplus sites.

Transaction types can include leases, purchases, sales, and land use agreements.


* Collaborate with cross-functional teams through the overall real estate transaction process to capture the highest value for GP while understanding the needs of the business and collaborating with personnel from operations, supply chain, environmental, legal, public affairs, tax, and others.


* Review transaction documents including letter of intent, purchase agreements, and lease agreements and work as liaison between business and legal capabilities to align on terms and conditions.


* Partner with Finance/Analytics teams to frame up decisions / opportunities and make data-driven recommendations and perform marginal analysis.


* Partner with brokers or other service providers to negotiate transactions.


* Tour properties and coordinate third-party due diligence and closing processes.


* Gain and apply knowledge of Koch risk philosophy, contract risks and responsibilities and contribute to risk strategy development.


* Provide regular updates to stakeholders on transaction status, risks, tradeoffs and opportunities, including economics and timelines.
