JOB OVERVIEW:
Under the general supervision of the Operations Manager, performs a variety of skilled, journeyman level building construction, alteration, and maintenance repair work.
This position is under Operations.
ESSENTIAL FUNCTIONS:
May serve as a lead worker over two (2) or more Building Service Workers if assigned; outline tasks to be accomplished and materials, supplies, and parts required.
Repairs, services, and performs a variety of skilled journeyman level electrical mechanical maintenance, air conditioning systems, painting, carpentry, plastering, masonry, plumbing, metal, and other related work.
Installs, maintains, and/or repairs pneumatic controls, heating and refrigeration systems, boilers, appliances, locks, and related mechanical devices.
Performs cabinetmaking and other specialized carpentry construction work; hangs doors, lays flooring, installs partitions and drop ceilings, repairs door closures, and performs other carpentry work.
Repairs faucets, unstops clogged lines, cuts and repairs pipes, and performs other plumbing and steam fitting work.
Paints and redecorates walls, woodwork, furniture, and fixtures.
Weld, brazes, solders, and cuts material using oxy-acetylene and electric welding equipment to repair existing structures or to construct new facilities.
Reads, interprets, and works from sketches, diagrams, and blueprints; maintains an inventory of commonly used materials, supplies, and parts.

EDUCATION/EXPERIENCE:
Education: High school graduation or equivalent.
Experience: Five (5) years of diversified experience in building maintenance activities, one (1) year of which must have been in a supervisory capacity or any equivalent combination of education and experience.
KNOWLEDGE, SKILLS, AND ABILITIES (KSA):
Knowledge: Considerable knowledge of the standard methods, practices, tools and materials used in a variety of building maintenance functions.
Considerable knowledge of the hazards and safety precautions common to building maintenance.
Skills: Skill in the use of specialized and common tools and materials of several trades.
Abilities: Ability to read, interpret, and work from sketches, diagrams, and blueprints.
Ability to make cost estimates of time and materials.
Ability to prepare and maintain routine records.
Ability to communicate effectively orally and in writing.
Ability to lead and organize the work of others.
