JOB OVERVIEW:

Under the direction of the HVAC Technician and Property Management Supervisors will install, service, maintain, troubleshoot and repair heating, ventilation and air conditioning systems and equipment; diagnose malfunctions and determine repair needs; inspect and perform tests on systems and equipment to identify defective parts and assure proper functioning; service and repair evaporative coolers, furnaces, boilers, chillers, cooling towers, walk in coolers/freezers, and ice machines; check and replace thermocouples and pilot generators.

ESSENTIAL FUNCTIONS:

Install, adjust, replace, and repair various HVAC parts such as valves, fans, motors, gaskets, filters, relays, solenoids, contactors, louvers, belts, fuses, sensors, coils, condensers, compressors, controls, thermostats, timers, switches, gauges, tubing, pressure regulators, pumps, pipes, safety valves and automatic gas valves; cut, bend and join tubing and pipes.

Adjust, repair and replace ducting and air conditioning systems; repair leaks and replenish refrigerants as needed; service heating systems according to established guidelines; light pilots; clean out vents; inspect, maintain, operate and repair pneumatic and electrical thermostats and control systems.

Operate refrigerant recovery units and store in certified containers in accordance with Environmental Protection Agency regulations; record refrigerant usage.

Operate and maintain specialized equipment including pumps, gauges, brazing, welding, and soldering equipment, drills, saws, meters and a variety of hand and power tools; drive a vehicle to conduct work.

Monitor energy efficiency management; diagnose malfunctions and make proper changes in Energy Management System to return units to operation.

Estimate labor, material, and equipment needed for assigned projects; monitor inventory levels of materials and equipment; contact vendors for quotes, prices, and availability of materials and supplies; order materials and equipment as needed.

Plan, organize, and lay out assigned tasks; interpret electrical and mechanical plans, diagrams, blue prints, sketches and specifications; work from verbal and written instructions and work orders.

Schedule and conduct semi-annual and annual preventative maintenance on heating, ventilation, and air conditioning systems and equipment to include replacing filters, belts, coil cleaning, lubrication, and overall proper function of systems and equipment.

Communicate with other maintenance staff, County personnel, vendors, and outside agencies to exchange information and resolve issues or concerns.
