Maintenance Supervisor

Villas at Sienna is seeking a Maintenance Supervisor to lead our service team at our 184-unit, Class-A, Garden Style Community! Candidates should have 2+ years in a maintenance supervisor/ lead position and must be comfortable with biweekly on-call rotation.

Universal or Type 2 EPA Certification and valid CPO required.

All candidates must have a valid Driver's License with state minimum auto insurance coverage required.

Essential Duties: Responsible for the leadership and direction of all site maintenance related employees through the guidance of the Property Manager.

Provides day-to-day written and verbal instruction to the staff on all aspects of the building and site operation and ensures quality service to the residents.

Uses company supplied materials and equipment and understands and conveys manufacturers recommendations and directions regarding same to others.

This is a line position with direct impact on company funds.

Monitors completion of make-ready units and updates written make ready status board, as needed.

Trouble-shoots, diagnoses and corrects major air conditioning failures (i.e., low freon, bad compressor, fan motors).

Must be EPA certified.

Ensures filters are replaced in a timely manner.

Replaces complete systems as needed.

Performs air conditioning repairs and replacements in compliance with federal regulations.

Trouble-shoots, diagnoses and corrects major heating failures (i.e., replace heat strips, exchangers, thermo couplings, boilers, tube bundles, etc).

Completes preventative maintenance as necessary.

Trouble-shoots diagnoses and corrects major appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermo couplings, etc).

Completes major electrical repairs and/or supervises outside contractors.

May work with high voltage 110-220 volt.
