Your Job

Koch Real Estate Investments (KREI) is seeking an Asset Management Associate to own and execute the analytical work across the Asset Management team's activities.

This role offers a unique opportunity to work across a diverse real estate portfolio and contribute across three primary areas: helping build and scale KREI's asset management infrastructure and processes, supporting portfolio-level reporting and strategic initiatives, and partnering with investment teams on deal-specific asset management responsibilities.

The Associate will play an important role in helping develop portfolio-wide processes, analytics, business planning, reporting and data capabilities that support investment decision making.

At the same time, the role will work closely with deal teams on asset-level initiatives, helping drive execution and supporting performance throughout the investment life cycle.

You will join a growing Asset Management team that partners across KREI's Assets and Credit verticals.

The team works closely with deal teams, finance, and external sponsors to drive performance, improve processes, and build scalable infrastructure across the portfolio.

What You Will Do

Build & Scale the Asset Management Platform



* Partner with the Director of Asset Management to help build and scale KREI's Asset Management platform


* Assist in the development and execution of portfolio-wide initiatives that improve reporting, business planning, data analytics, and decision-making capabilities


* Develop, enhance and maintain standardized templates, reporting tools, and data processes that improve consistency, efficiency, and scalability across the portfolio


* Support the adoption, effectiveness and data integrity of asset management technology systems

Portfolio Reporting & Strategic Initiatives



* Prepare recurring and ad hoc reporting materials, dashboards, and presentations for internal stakeholders and leadership


* Assist in portfolio-level processes such as business planning, re-underwriting, budgeting, and ongoing performance reporting


* Support portfolio-level performance monitoring across a diverse real estate investment portfolio (equity and credit), identifying trends, risks, and opportunities


* Collaborate internally with Asset, Credit, and Finance teams, and externally with Sponsors to track results and support operational and financial objectives

Deal-Level Asset Management Support & Execution



* Partner with investment teams on deal-specific asset management activities as needs arise, including performance analysis, market studies, dispositions, refinancings and other strategic projects


* Assist with financial modeling and analytical initiatives, including cash flow forecasting, return analyses, scenario modeling, and review of deal-level investment assumptions
