Property Manager

The Property Manager oversees the daily care, readiness, and operating performance of an assigned Awayday property portfolio.

The role coordinates inspections, housekeeping, maintenance, vendors, supplies, guest support, and owner commitments to ensure safe, clean, functional, and guest-ready homes.

This position leads assigned employees, manages expenses within authority, resolves property issues, and partners with guest services, owner relations, revenue management, and other teams to protect property assets and deliver consistent service.

Manage daily operations for an assigned property portfolio and coordinate inspections, turns, housekeeping, maintenance, access, vendors, and service priorities.

Inspect homes for cleanliness, safety, functionality, presentation, inventory, and guest readiness and ensure documented deficiencies are corrected.

Schedule, coach, and hold assigned employees and contractors accountable for quality, attendance, safety, productivity, documentation, and service standards Review and prioritize work orders, property concerns, guest requests, damages, supply needs, and recurring issues and coordinate timely resolution Communicate property conditions, service needs, completed work, owner commitments, and operational risks to owner relations and appropriate leader Manage assigned labor, supplies, inventory, purchasing, vendors, invoices, and operating expenses within approved budgets and delegated authority.

Support guest issue resolution and service recovery by providing accurate onsite information, coordinating action, and documenting outcomes Implement property procedures, safety practices, access controls, emergency response, preventive maintenance, and required records or inspections Monitor portfolio trends, property performance, quality results, costs, repeat failures, and asset condition and recommend practical improvements.

Decision Making and Scop Primary decisions: May prioritize daily property work, assign employees and approved vendors, remove unsafe areas or equipment from service, approve routine purchases and guest remedies within delegated limits, and recommend repairs, replacements, or process changes Escalation points: Escalate serious injuries, life-safety or security events, fire, flooding, structural concerns, significant property damage, guest displacement, regulatory contact, suspected fraud, discrimination or harassment concerns, material owner issues, and costs or commitments outside delegated authority Financial or asset responsibility: Accountable for assigned properties, keys and access, inventories, supplies, tools and equipment, purchasing or payment methods when authorized, vendor and work-order records, approved budgets, and confidential guest, owner, and employee information.
