MAINTENANCE WORKER IV

Position Summary The Maintenance Worker IV is responsible for performing general and skilled maintenance activities at assigned Housing Authority-owned and managed properties.

This position is responsible for ensuring that properties, units, and common areas meet or exceed applicable U.S.

Department of Housing and Urban Development (HUD) requirements, including NSPIRE standards, by maintaining safe, sanitary, and fully functional housing conditions.

The Maintenance Worker IV plays a critical role in protecting the Housing Authority's physical assets, supporting resident health and safety, and maintaining compliance with applicable federal, state, and local regulations.

This position accomplishes these objectives through proactive maintenance, inspections, repairs, planning, documentation, and timely completion of assigned work.

Essential Duties and Responsibilities Work closely with the Site Maintenance Supervisor to coordinate daily maintenance activities, projects, and assignments.Perform skilled maintenance repairs to ensure dwelling units, buildings, grounds, and related facilities remain safe, sanitary, and fully functional.Conduct inspections of LMHA properties and complete maintenance assignments as directed.Assist with planning and organizing daily site maintenance activities.Identify and assess unusual or extraordinary maintenance situations and determine appropriate solutions.Ensure maintenance activities are performed in compliance with applicable local, state, and federal laws, regulations, and Housing Authority policies.Maintain accurate records and timesheets documenting work performed, materials used, and results achieved.Prepare analytical records, statistical reports, and other documentation as required.Record work activities, findings, and outcomes accurately and in a timely manner.Promote and follow established safety rules, procedures, and standards.Identify maintenance and safety concerns and report them to the appropriate supervisor or management staff.Assist with maintaining properties in compliance with HUD requirements, including applicable NSPIRE standards.Use tools, equipment, and materials appropriately and safely.Provide guidance, training, and direction to subordinate maintenance staff, as assigned.Perform other related duties and responsibilities as assigned by the Site Maintenance Supervisor or other authorized management personnel.

Minimum Qualifications and Requirements Must successfully pass the internal Maintenance Worker IV examination/test.Must possess a valid driver's license.Must be available for emergency call-in situations, as required.Must be able to perform the essential functions of the position with or without reasonable accommodation.

Education High school diploma or equivalent.

Experience 1-3 years of experience in maintenance, property maintenance or a related field.
