Maintenance Specialist
The Richmond Redevelopment and Housing Authority is seeking Maintenance Specialists to perform semi-skilled work involving the maintenance and repair of RRHA facilities and homes.
The incumbent performs varied manual and semi-skilled work in several of the building and mechanical trades, including assisting skilled trade workers in the maintenance and repair of buildings, grounds, and equipment by performing carpentry, plumbing, electrical, painting, and related tasks utilizing power and hand tools.
Employees in this role are not required to participate in a standby rotation.
Essential Duties and Responsibilities The position duties and responsibilities listed below describe the general nature and scope of work.
Other responsibilities, duties, and skills may be required and assigned, as needed.
Repairs roofs, screen doors, cabinets, walls, floors, and sidewalks.
Installs or repairs and cleans refrigerators and gas stoves.
Replaces thermostats.
Repairs or replaces light switches, fixtures, and receptacles.
Repairs and services light equipment such as lawn mowers, small tractors, and power hand tools.
Lights pilot on stoves, heaters, and water tanks.
Replaces washers in sink faucets; unstops sinks, tubs, commodes, and sewer lines; repairs inside of flush tanks; repairs and replaces drainpipes.
Replaces broken windowpanes and screens, doorknobs and door stops.
Repairs and replaces lock cylinders.
Repairs Formica cabinet tops.
May paint apartment walls and cabinets.
May clean apartments and spray for pest control.
May direct the work of housing maintenance workers as required.
May operate a backhoe, bush hog, or other motor vehicle as assigned.
Repairs and maintains facilities in a safe and efficient manner.
Identifies and corrects deficiencies.
Cares for and accounts for tools, equipment, and materials issued.
Completes work tasks in a cost-effective manner.
Maintains reports on materials used, hours worked, and locations served.
Work assignments may involve the removal or encapsulating of walls, floors, door, or other woodworking, which may cover in lead-based paint or contain asbestos or other hazardous materials.
Job Competencies Working knowledge of the standard tools and practices of the various trades such as carpentry, plumbing, electrical and painting.
Working knowledge of the occupational hazards and safety precautions of the mechanical building trades.
Working knowledge of common hand tools and light power equipment used in building and equipment repair and maintenance.
Ability to safely operate a variety of tools and equipment.
Ability to understand and follow oral or written instructions.
Ability to perform normal work requirements while wearing protective gear and respiratory protection equipment in the removal or encapsulating of hazardous materials such as lead paint or asbestos.
