Property Maintenance

Position: Property Maintenance Status: Non-Exempt/Hourly Location: Oklahoma City Metro Hours: Monday-Friday 8am to 5pm (some nights & weekends for on call and emergencies or high lease times) General Purpose: To inspect and complete all make-ready and rental property maintenance requests in the Oklahoma City metro area handled by Strategic Property Solutions.

Supervision Received: Works under the direct supervision of the SPS Executive Vice President Essential Duties and Responsibilities: Responsible for conducting move out inspections, changing locks and installing/removing lock boxesCoordinate appointments with property manager and customers to ensure satisfactionMake-ready properties in a timely mannerProvide status reports on any open service requestFollow up on outstanding work ordersEnsure that each customer receives outstanding service by providing a friendly environment, whichincludes greeting and acknowledging customersAttend weekly meetings and communicate progress reportsInteract with customers, vendors, and subcontractorsPerform repairs in residential homesHandles all installing and take down of all marketing outdoor signage (signs and banners) for our communities (For Sale, Sold, Open House, etc.) as well as pick up/delivery of marketing items.Paints internal walls and trim for main office and model homes as neededResponsible for fixing minor repairs in Model Homes as needed.Responsible for moving furniture, boxes, cases of water, and other itemsReplace light bulbs, and ceiling tiles in main office.Ability to work independently and travel assigned area in OKC Metro areaResponsible for cleaning trash from parking lot as well as lawn and around dumpsters at office and in rental communitiesReport lease violations to manager including unapproved pets or ones being damaged by tenant.Must be able to properly paintWork clean in all homes whether occupied or notPresent recommendations to managerAttend all staff meetingsAny other duties as assignedSafety Sensitive Position
