Job Summary
The Facilities Manager (FM) leads and reports on the execution of all facilities management related activities for CORE properties (e.g., district offices, communication sites, substations, storage yards, and any vacant offices).
CORE district offices are located in Sedalia, Bennett, Woodland Park, and Pine Junction, CO and total approx.
285,000 SF.
CORE ancillary properties include approx.
52 substations, 10 communication sites, two storage yards, and are varying SF and complexity within CORE service territory.
The role reports directly to the Director of Fleet and Facilities and is a key member of the Fleet and Facilities leadership team. In this capacity, the FM will be expected to manage, document, analyze, and report on CORE facilities’ performance, and identify opportunities to improve facilities operations and financial efficiencies.
The FM is responsible for the leadership of the Facilities department, which includes individual and team performance management and professional development, and daily operational responsibilities to manage and oversee direct reports and CORE facilities portfolio.
Day-to-day responsibilities include overseeing both hard and soft facilities services.
This includes custodial services, break room ordering and management, meeting and event support, facilities security operations, repairs and maintenance of all facilities assets, and ensuring facilities regulatory compliance.
Other key responsibilities include assisting in the creation of and maintaining capital and operating expense budgets, facilities project management and construction oversight, and the compilation and reporting of facilities related data analytics.
Essential Duties and Responsibilities
Building Operations & Maintenance
* Identify, prioritize, and plan maintenance and repair activities for all building systems, (e.g., HVAC, MEP, life safety, etc.).
* Maintain various facilities critical redundancy assets including, but not limited to, emergency generators, fuel and/or propane tanks, uninterruptible power supply (UPS) units, backup generators, etc.
* Oversee property preventive and corrective maintenance programs, ensuring work is scheduled, executed, and documented to industry best practices, and partnering with leadership and teams to balance service and operational impacts.
* Utilize IWMS to track service requests, planned maintenance schedules, and closeout documentation; monitor backlog and compliance to SLAs.
