Maintenance Director
Responsibilities
* Oversee and perform the day-to-day maintenance needs of the facility.
* Complete routine repairs, maintenance, and preventive maintenance throughout the building and grounds.
* Maintain and manage the facility's TELS system, including required inspections, documentation, work orders, and follow-up.
* Maintain compliance with Life Safety Code, fire safety requirements, and other applicable federal, state, and local regulations .
* Perform and document required facility inspections, testing, and preventive maintenance.
* Maintain accurate records and documentation to support regulatory compliance and survey readiness.
* Identify maintenance and Life Safety concerns and ensure they are corrected promptly.
* Coordinate required inspections and services related to fire alarms, sprinkler systems, generators, extinguishers, emergency systems, and other building systems.
* Work directly with outside service vendors, contractors, and inspectors, including scheduling services, obtaining quotes, coordinating repairs, and following through to completion.
* Maintain appropriate inventory levels of maintenance supplies, parts, and equipment.
* Order supplies and equipment while remaining within the department's budget.
* Monitor departmental expenses and manage the maintenance budget responsibly.
* Respond promptly to maintenance requests from residents, employees, and other departments.
* Communicate professionally and respectfully with residents, families, employees, vendors, and visitors.
* Work collaboratively with nursing, housekeeping, dietary, administration, and other members of the interdisciplinary team.
* Perform emergency preparedness required drills and inspections.
* Maintain a safe, functional, and welcoming environment for our residents, employees, and visitors.
* Perform other duties as assigned.
Qualifications
* Previous maintenance experience is required.
* Previous maintenance experience in a nursing home, skilled nursing facility, or long-term care setting is strongly preferred.
* Experience with TELS or a similar maintenance and regulatory tracking system.
* Knowledge of Life Safety Code, fire safety, emergency preparedness, and nursing home regulatory requirements .
* Experience preparing for and responding to regulatory inspections and surveys.
* Experience working directly with service vendors, contractors, and inspectors.
* Experience with budgeting, purchasing, ordering, and inventory management.
* Strong troubleshooting and problem-solving skills.
* Excellent communication and customer service skills.
* Strong organizational and time-management abilities with the ability to prioritize multiple needs.
* Ability to work independently and take ownership of the facility's maintenance needs.
* Ability to work effectively as part of an interdisciplinary team.
