JOB TITLE: Acquisitions & Capital Markets Intern (Fall / Winter 2026) LOCATIONGY Properties, [Philadelphia, PA] on-site TYPE:For-Credit Internship ELIGIBILITY:Junior & Senior Students Only POSITION SUMMARY As an Acquisitions & Capital Markets Intern, you will support the Acquisitions and Capital Markets team in evaluating real estate investment opportunities and assisting with capital sourcing efforts.

This role is designed to provide hands-on exposure to underwriting, market research, and transaction execution within a vertically integrated real estate investment platform.

This internship is an unpaid position, offered for Fall semester course credit, with a 20-hour/week commitment.

The intern will work fully in person at the Philadelphia office.

PRIMARY RESPONSIBILITIES Investment Analysis & Underwriting Assist with screening and evaluating potential acquisition opportunitiesSupport the development and maintenance of financial models, including cash flow projections and return analysisHelp review rent rolls, operating statements, and other property-level data Market & Property Research Conduct market research and comparable property analysis to support underwriting assumptionsCompile and organize data on market trends, transactions, and asset performance Transaction & Due Diligence Support Assist with due diligence coordination, document organization, and data room managementSupport preparation of internal investment memoranda and external presentation materials Capital Markets Exposure Provide support for financing and capital markets initiatives, including lender outreach and capital trackingAssist with organizing lender, broker, and investor information Team Collaboration & Learning Participate in broker calls, internal meetings, and property tours as appropriateCollaborate with teams across acquisitions, development, asset management, and property management MINIMUM REQUIREMENTS Current Enrollment Junior or senior undergraduate student pursuing a degree in Real Estate, Finance, Economics, Business, or a related fieldInternship must be eligible for academic course credit Interest & Knowledge Strong interest in real estate investing, acquisitions, and financeBasic understanding of real estate concepts such as cash flow, NOI, cap rates, and leverage Technical Skills Profic...
