Maintenance Supervisor

SYNC at Sienna is seeking an experienced Maintenance Supervisor to lead our service team! Our community is a 270-unit, Garden-Style property and features one, two, and three bedroom floorplans.

Candidates should have at least 2 years of experience in a Lead/ Supervisor role, be comfortable participating in the bi-weekly on call rotation, have EPA Universal or Type 2 and valid CPO certifications, valid Driver's License, and strong leadership skills.

This position requires the ability to utilize multiple systems including ResMan and HappyCo to manage work orders, inventory/ supply ordering, submitting purchase orders, and managing the make digital make ready board.

A Day in the Life of a Maintenance Supervisor with SYNC Residential: Participating in and overseeing daily groundskeeping duties throughout the communityDelegating and completing work orders in order of priorityCreating and submitting purchase orders within the appropriate systemsManaging supply inventory for community stock through tracking and ordering within budgetary parametersManaging the Make Ready Board in all relevant systemsScheduling vendors as neededCompleting all weekly and monthly checklists directly and through task delegationUpdating management and corporate team for all necessary daily operations and project statusesManaging and completing preventative maintenance projectsResponding to after hours and emergency work order calls Job Description: Essential Duties and Responsibilities: To perform this job successfully, an individual must be able to perform the following satisfactorily; other duties may be assigned.

Essential Duties: Responsible for the leadership and direction of all site maintenance related employees through the guidance of the Property Manager.

Provides day-to-day written and verbal instruction to the staff on all aspects of the building and site operation and ensures quality service to the residents.

Uses company supplied materials and equipment and understands and conveys manufacturers recommendations and directions regarding same to others.

This is a line position with direct impact on company funds.

Monitors completion of make-ready units and updates written make ready status board, as needed.

Trouble-shoots, diagnoses and corrects major air conditioning failures (i.e., low freon, bad compressor, fan motors).

Must be EPA certified.

Ensures filters are replaced in a timely manner.

Replaces complete systems as needed.

Performs air conditioning repairs and replacements in compliance with federal regulations.

Trouble-shoots, diagnoses and corrects major heating failures (i.e., replace heat strips, exchangers, thermo couplings, boilers, tube bundles, etc).

Completes preventative maintenance as necessary.
