Multifamily Compliance Specialist

JOB SUMMARY: The Multifamily Compliance Specialist ensures regulatory compliance across properties participating in affordable housing programs, including LIHTC, HOME, HUD, Section 8, and County Affordable initiatives.

This role collaborates with Regional Managers, the Operations Team, and the Compliance Department to ensure policies are followed, and property-level compliance is maintained.

The specialist is responsible for reviewing certifications, completing re-certifications, and preparing for audits while helping guide onsite teams in understanding compliance procedures.

Certification & File Management



* Review new applicant certifications for completeness, accuracy, and program eligibility before move-in approval.


* Complete annual and interim recertification paperwork within program deadlines for all assigned communities.


* Verify household income, asset, and student status documentation against program requirements and calculate eligibility.


* Maintain resident files so they are audit-ready at any time, with required verifications, signatures, and supporting documentation in place.


* Track certification due dates across the assigned portfolio and escalate at-risk files to the Regional Manager before deadlines are missed.

Program Compliance & Audit Readiness



* Monitor assigned communities for ongoing compliance with property program requirements.


* Conduct in-house file audits and resolve findings ahead program review.


* Support the compliance set-up of newly acquired or newly assigned affordable communities, including file conversion and program documentation.


* Ensure established HGMC policies and procedures are followed at the site level and flag gaps to the Regional Manager.


* Prepare documentation and file samples requested by the Regional Manager or property manager.

On-Site Support & Training



* Provide hands-on support to Property Managers and Assistant Property Managers with file processing, resident correspondence, and certification follow-up.


* Partner with the Regional Manager and Property Manager to coordinate affordable program training for on-site teams.


* Serve as the day-to-day resource for site teams on income calculation, verification, and program eligibility questions.


* Travel to assigned communities to complete file work, deliver training, and support audit preparation.


* Complete additional administrative duties as directed by the Regional Manager or Property Manager.

Reporting & Resident Coordination



* Prepare and submit compliance reports covering move-ins, recertifications, and program status as required.
