HVAC MAINTENANCE WORKER III

Job Title: HVAC Maintenance Worker III Department: Operations Reports To: HVAC Regional Coordinator ELSA Status: Non-Exempt Pay Range: $24.99 hourly Position Summary: The HVAC maintenance worker 3 position is responsible for the service and repairs of all HVAC equipment across all Housing Authorityowned and managed properties.

This position ensures all properties meet or exceed HUD requirements, including NSPIRE standards, by maintaining safe, sanitary, and fully functional housing conditions.

The HVAC maintenance worker 3 position plays a critical role in protecting the Housing Authority's physical assets, supporting resident health and safety, and maintaining ongoing compliance with federal, state, and local regulations through proactive maintenance planning, inspections, and execution.

Essential Duties and Responsibilities: Works closely with the HVAC Regional Coordinator to coordinate maintenance projects and activities.

Ensure compliance with local regulations, state, and federal laws.

Keep accurate time sheets of work performed.

Prepare analytical records and statistical reports.

Promote safety rules and standards.

Conduct inspections of LMHA HVAC equipment and properties Perform skilled maintenance repairs on all HVAC equipment Record worker activities and results.

Assist in planning and executing HVAC repair and preventative maintenance activities Assesses extraordinary situations and determines solutions.

Minimum Qualifications: Must possess an EPA license to handle refrigerant.

Must have a valid Kentucky Journeyman license or equivalent of a two-year associates degree in a related field.

Must possess a valid drivers license.

Must be subject to call in emergency situations Education: High school graduate or its equivalent.

Experience: Minimum of (l-3) years experience in a related field.
