Position Summary

The Maintenance Director is responsible for planning, organizing, directing, and overseeing the daily operations of the Maintenance Department.

This role ensures that the facility, equipment, systems, and grounds are maintained in compliance with all federal, state, and local regulations while providing a safe and comfortable environment for residents and staff.

Key Responsibilities


* Plan, organize, implement, and oversee all maintenance department operations


* Develop and maintain maintenance policies, procedures, and schedules


* Coordinate maintenance services with nursing, dietary, activities, housekeeping, and other departments


* Supervise maintenance staff and ensure department goals are met


* Conduct daily rounds to monitor facility conditions and staff performance


* Inspect storage rooms, utility areas, equipment, and facility systems regularly


* Oversee preventive maintenance programs and repair schedules


* Ensure outside vendors and contractors complete work according to contracts and work orders


* Participate in surveys, inspections, and regulatory reviews


* Develop and implement corrective action plans for identified deficiencies


* Oversee fire safety, life safety, emergency preparedness, and environmental safety programs


* Ensure compliance with OSHA standards, infection control practices, and safety regulations


* Maintain and monitor MSDS/SDS documentation and hazardous chemical storage


* Train department staff on safety procedures and proper equipment use


* Monitor department expenses and assist with budgeting and cost control


* Maintain accurate maintenance records, inspections, and departmental reports


* Ensure medical waste and hazardous materials are handled and disposed of properly


* Respond to facility emergencies and coordinate maintenance support as needed


* Protect the confidentiality of resident information and maintain HIPAA compliance
