Leasing Consultant

SYNC Residential is hiring an experienced Leasing Consultant to join our team and lead sales at an upcoming acquisition in the 78233 area code! This 300+ unit, Class A, Garden Style community was built in 2017 and offers modern, elevated finishes with resort-style amenities.

A Day In the Life of a Leasing Consultant at SYNC Residential: Touring prospective residents while assisting them through the entire application and leasing processCommunicating and following up with prospects via the CRMManaging incoming calls and inquiries from current and prospective residentsCreating social media content and marketing materials to promote the communityCompleting outreach marketing within the neighborhood and at preferred employersCompleting audits of community website and online listing sites to verify all information is up to date and operating properlyOpening and closing model apartment and show units for touringEnsuring move in packets and units are prepared for new residentsPlanning and participating in resident events Acts as the first line contact, verbally and in-person, for all prospects, vendors, fellow employees, management executives and public in general.

Attempts to lease apartments shown and/or preleases apartments with notices to vacate through new contacts and renewals of existing residents.

Increase value of real estate by reaching and maintaining maximum occupancy of apartments and their maximum rates.

This is a line position with direct impact on company funds.

Answers all telephone calls, stands and greets all in-person visitors.

Answers inquiries and provides rental information in an enthusiastic and positive manner.

Schedules sales appointments.

Converts prospect phone calls into property visits.Tours model or market units daily, confirming readiness for presentation each morning and closing each evening.

Demonstrates units to prospects in a manner so as to attempt to close 50% of all prospects shown.

Must meet individual goals and property goals set by property.

Goals may fluctuate depending on the needs of each specific property.Record all traffic and activities daily and applies company guest card and follow-up programs in a prompt and consistent manner.Notifies prospects of application acceptance or rejection within 24 hours of acceptance determination.Completes and reviews market survey to maintain current knowledge of local markets.Receives and records resident service requests ensuring full and accurate information is taken; post completed service requests.

Follows up by phone on completed work orders each week.

Completes other administrative, marketing and other reasonable duties as assigned.

Marginal Duties: Make business and locator contacts weekly to promote the property and generate trafficExecutes lease paperwork and move in packet, following company policies regarding move-in details including Day 1 walk through procedures with new resident and targets a zero defect move-in experience.
