Property Risk Manager
General Purpose
The Property Risk Manager is responsible for identifying, evaluating, and mitigating risks that could impact the organization's physical assets, operations, and business continuity.
This role leads property risk assessments, develops risk‑reduction strategies, manages insurance programs, and partners with internal and external stakeholders to ensure the organization maintains a resilient and compliant property risk posture.
Key Responsibilities
* Conduct comprehensive property risk assessments across facilities, equipment, and operations.
* Develop and implement risk‑mitigation strategies, including loss‑prevention programs, safety protocols, and emergency preparedness plans.
* Manage property insurance programs, including policy renewals, coverage analysis, claims coordination, and insurer relationships.
* Analyze incident trends and loss data to identify systemic risks and recommend corrective actions.
* Collaborate with Facilities, Operations, Security, Finance, and Legal teams to ensure risk controls are integrated into business processes.
* Lead business continuity and disaster‑recovery planning for physical assets.
* Ensure compliance with relevant building codes, fire protection standards, environmental regulations, and corporate policies.
* Prepare reports for senior leadership on risk exposure, mitigation progress, and financial impact.
* Oversee third‑party risk assessments, inspections, and audits.
* Support capital projects by evaluating construction and renovation risks.
Qualifications
* Bachelor's degree in Risk Management, Engineering, Safety, Business, or related field.
* 5-8+ years of experience in property risk, loss control, insurance, or facilities risk management.
* Strong knowledge of property insurance, fire protection systems, building codes, and risk‑assessment methodologies.
* Experience with business continuity planning and emergency response.
* Analytical mindset with the ability to interpret data and develop actionable insights.
* Excellent communication and stakeholder‑management skills.
* Professional certifications (preferred): ARM, CRM, CFPS, CSP, PE, or similar.
Salary Range: $75,000 - $80,000 annually depending on experience
Physical Demand
* Ability to sit for extended periods while reviewing reports, analyzing data, and preparing documentation.
* Regular movement throughout facilities, including large campuses, multi‑story buildings, and outdoor areas during inspections.
* Occasional use of stairs, ladders, or access to mechanical rooms, rooftops, or restricted spaces as part of risk assessments.
* Ability to lift and carry materials such as inspection equipment, safety gear, or documentation (typically up to 25 lbs).
* Occasional exposure to varying temperatures, noise levels, construction zones, or industrial environments during site visits.
