Maintenance Director for Assisted Living

Assisted Living on Jensen is our senior living community of assisted living apartments for up to 54 residents.

Working alongside an engaged and motivated Executive Director, a Maintenance Director candidate who prioritizes reliability, integrity, and strong time-management will be a successful partner.

The Maintenance Director will work independently, take initiative, and collaborate well with the leadership team.

A candidate can expect a wage of $28.00-33.00/hour (commensurate with experience) and full-time benefits provided by PACS.

General Purpose

The primary purpose of your job position is to plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations governing our facility, and as may be directed by the Executive Director, to assure that our facility is maintained in a safe and comfortable manner.

Key Responsibilities
The Maintenance Director will divide their time between regulatory maintenance responsibilities and day-to-day community operations.

Responsibilities include:


* Completing and documenting preventive maintenance tasks in TELS to meet regulatory and life-safety requirements


* Preparing vacant apartments for new residents (painting, repairs, and general unit turns)


* Responding to resident maintenance requests such as PTAC units, remotes, and minor repairs


* Ensuring the grounds and common areas are clean and well maintained


* Coordinating with vendors for life-safety systems such as fire suppression and alarm systems


* Conducting monthly fire alarm testing and ensuring compliance with safety regulations


* Managing housekeeping staff and supporting overall building operations

Essential Duties


* Ensure that maintenance schedules are followed as outlined for respective shift or area.

Develop and maintain written maintenance policies and procedures.


* Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs, and activities.


* Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing, Activities, etc.).


* Assume the administrative authority, responsibility, and accountability of directing the Maintenance Department.


* Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job-related maintenance functions to ensure that tasks involving the potential exposure to blood/body fluids are properly identified and recorded.


* Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control.


* Participate in facility surveys (inspections) made by authorized government agencies as necessary or as may be directed.


* Review and develop a plan of correction for maintenance deficiencies noted during survey inspections and provide a written copy of such to the Administrator.
