LAND USE TECHNICIAN I/II

The level at which the position will be filled is at the Department's discretion and contingent on the candidate's experience and qualifications.

The County of Riverside's Transportation and Land Management Agency (TLMA) has an opportunity for a Land Use Technician I/II who will be assigned to the Ninth floor - counter services - Building and Safety division in Riverside.

The Land Use Technician I/IIs will play an important role in interpreting county land use ordinances for the public, providing assistance to customers seeking guidance, and advising on land development and structures.

The selected candidate(s) will receive proposed plans for building permits, collect fees, conduct research using maps and assessment records, as well as determine plans and conformance to State and local building codes, construction plan requirements, easements, setbacks, road dedications, and planning requirements.

The Land Use Technician I is a natural progression underfill for the Land Use Technician II.

Incumbents are eligible to promote to Land Use Technician II upon successful completion of their probationary period, which would include a satisfactory performance evaluation and any additional qualification requirements.

Competitive candidates will have experience in land use, zoning planning, title searches, building inspection, map making, or surveying.

Also, candidates who have experience using a Geographical Information System (GIS), Blue Beam, Public Land Use System (PLUS) software, and Microsoft Office Suite including Word and Excel are highly desired.

The Riverside County Department of Building and Safety is dedicated to providing the citizens of Riverside County with courteous, efficient and cost effective services with the goal of improving the quality of life and orderly economic development by the provision and management of grading, building inspection and code enforcement within the integrated Transportation and Land Management Agency activities.• Interpret and apply the County land use ordinances as they relate to construction and use of structures and land; check applicants proposed plans for building permits and determine if plans are in accordance with land use ordinances and regulations.

• Research zoning maps, general and community plans, and specific plans, to answer questions relating to use of specific property.

• Complete initial planning case processing of applications and calculate fees.

• Inform developers, contractors and members of the public on matters pertaining to land use regulations, building codes, construction plan requirements, easements, building setbacks, road dedications and planning requirements.

• Research legal descriptions, property ownership and history using maps, computers, and Assessor-Clerk-Recorder records; issue addresses to parcels.
