Director of Community Management
JOB FUNCTION / PURPOSE
The Director of Community Management is responsible for ensuring the effectiveness and efficiency of Property Management operations.
PRIMARY RESPONSIBILITIES
* Formulates departmental goals, strategies, and SOPs.
Directs implementation of approved changes.
* Manages his/her team related to hiring, on-boarding, performance management, utilization, training, development, salary, promotions, transfers and terminations.
Coaches individual and team performance and improvement.
* Coordinated activities of department to affect operational efficiency, client satisfaction, client retention and economy.
* Conducts monthly Property inspections within each Association and prepares deed restriction violations as needed.
Conducts monthly meetings with Property Managers to discuss issues.
Conducts monthly training sessions for managers.
* Develops, communicates and monitors property budgets.
Analyzes department budget requests and allocates funds.
* Provides oversight for the Property Managers coordinating, negotiating, and issuing vendor contracts for property-level services.
Oversees, audits and monitors Property Manager vendor and utility company invoice payments.
* Manages purchasing activities.
Evaluates existing and potential suppliers to maximize cost effective purchasing.
* Directs preparation of directives to RGM outlining policy, program or operations changes to be implemented.
Assists RGM as needed.
Assists with special projects as requested.
EDUCATION, EXPERIENCE AND SKILLS
Education/Experience : BA/BS in Business.
MBA preferred.
10+ years of related experience with a minimum of 5 years in a supervisory role or an equivalent combination of education and experience.
International experience helpful.
Licenses/Certifications : Valid Driver's License.
CMCA, AMS, and PCAM preferred.
Technical : Advanced proficiency with Microsoft Office applications & internet.
Ability to work with basic office equipment & phone systems.
