Maintenance Director
Facility Operations Management • Oversee the operations of all Senior Living facilities, ensuring they operate efficiently and effectively in alignment with company goals and industry standards.
• Develop and implement maintenance programs to ensure the safety and functionality of building systems, including HVAC, plumbing, electrical, fire safety, and medical equipment.
• Ensure that all facilities meet compliance standards, including those related to safety, sanitation, and healthcare regulations.
Surveys and Corrections • Lead efforts for facility inspections, surveys, and audits, and work to address any deficiencies in a timely manner.
Vendor and Contract Management • Ensure services by outside vendors are completed as per contracts.
• Oversee relationships with contractors, vendors, and suppliers to ensure quality service delivery.
• Negotiate and manage contracts related to facility maintenance, services, and repairs.
Team Meetings and Interdepartmental Relations • Regularly meet with maintenance personnel and other department supervisors.
• Maintain productive relationships with other departments.
Personnel Management • Provide leadership and mentorship to the Maintenance Departments, promoting a culture of teamwork and continuous improvement.
• Coordinate staffing levels and ensure the facilities are adequately staffed with trained personnel for maintenance and operations.
Safety Programs and Compliance • Supervise safety and fire protection programs and train personnel on safety measures.
• Ensure maintenance personnel follow safety regulations and use safety equipment.
• Develop and enforce health and safety protocols to prevent accidents and injuries for patients, residents, staff, and visitors.
• Lead efforts in disaster preparedness and emergency response planning at each facility.
• Ensure all environmental, health, and safety procedures are followed, with appropriate training and updates Environment Maintenance • Maintain supplies and equipment for a safe environment.
• Manage material safety data sheets (MSDSs) and ensure proper labeling and storage of hazardous chemicals.
Damage Reporting • Document and manage equipment or facility damage promptly and respond to reports submitted by facility managers.
Budgeting and Financial Management • Assist in preparing the department's budget and maintaining financial records.
• Develop and manage budgets for facility maintenance and capital improvements.
• Ensure that facilities operate within budgetary constraints while maintaining high-quality standards.
• Monitor and report on cost efficiencies, finding opportunities for savings without compromising quality.
Quality Control • Conduct inspections to maintain quality control.
Emergency Handling • Be prepared to handle emergencies and reschedule maintenance work as needed.
