Senior Project Manager - Life and Work Places

We are seeking a Senior Project Manager with experience leading design teams for Life and Work Places projects.

Our project cover variety of work such mixed-use, office, multi-family residential to name a few.

Tenant Services Representative Responsibilities:


* Representative to have an intimate knowledge of the site and be able to handle all tenant related site walks.


* Representative to have an understanding of each Tenant's work letter and lease agreement and how it relates to their current design progress.


* Provide a conformance review of these documents relative to the base building condition to provide input during Lease Negotiations and identify any potential gaps.


* Issue all requested base building documents (drawings and specs) to Tenant consultants as requested.


* Initiate communication (online meeting) with Tenant's representative after completed lease agreement to review Tenant's location, base building condition, and provide a cursory review of the Tenant's concept design.


* Have knowledge of the Landlord provided Tenant Manual and monitor and track day to day activities of Tenant GC to ensure conformance.


* Have knowledge of the Tenant Signage entitlements (as approved by the city and provided by the Landlord) and ensure conformance of Tenant design.


* Have knowledge of the city's permit approval process and assist the Tenant's representative as needed.


* Coordinate with Base Building GC and Tenant GC to ensure access to dumpsters and deliveries are accommodated.


* Document all violations of Contractor Rules and Regulations (included in Tenant Manual) of Tenant GC.


* Create close-out package within 30 days of store opening to record project completion including Tenant's punch list, as-built drawings (if provided by Tenant), Certificate of Occupancy, Record of Tenant Requested Changes and payments associated with Tenant work performed by Landlord.

Deliverables:


* Tenant Matrix - Ongoing status report


* Tenant deliverable summaries/timelines (drawings and construction)


* Action Item list for each tenant


* Design review status report


* Tenant Permit Tracking Report


* Construction Report


* Closeout Report


* Tenant Requested Change Order Log

Meetings:


* Preconstruction meetings with Tenant Contractor.


* Development meetings at the Landlord's office.


* Coordination meetings as required with Base Building Architect or Tenants.

NOTE: This is not an IT / Technology / Network Architecture Project Management position.

Minimum Qualifications:


* Licensable degree in Architecture, Interior Design, or Construction Management.


* Minimum 15 years of job-related vertical design experience required.

Corporate, urban or commercial design experience is strongly preferred.
