Sr. Project Manager
The Project Manager (PM) is responsible for the complete and satisfactory execution of the entire project and reports to the Director of Design Build Construction.
The primary role of the Project Manager is to manage the finances of the project.
In this role the PM is responsible for any aspect of the project that will affect the profitability while meeting the contract requirements and maintaining Owner satisfaction.
The Project Manager is the company representative who deals with the outside world (Owner, design professionals, vendors); therefore, is ultimately responsible for success or failure of the project.
What will you do?
* Fully understand project contracts, schedules, budgets, and scope.
* Lead regular OAC and construction meetings, coordinating agendas with the Superintendent.
* Prepare and submit schedules of values, and manage scope and cost approvals for subcontractor agreements and purchase orders.
* Identify and address scope gaps or duplications in subcontracts and POs.
* Track project changes, prepare and submit potential change orders, and maintain related documentation.
* Review and approve subcontractor/vendor invoices and back charges for processing.
* Collaborate with the Project Site Engineer to upload project information to ProCore, and with the
* Project Scheduler to update and track project schedules.
* Provide weekly reports to owners and stakeholders.
* Oversee field supervision, procurement, schedule management, subcontractor coordination, quality, payments, and jobsite safety.
* Maintain relationships with owners, design professionals, officials, and local authorities.
* Oversee RFI and submittal processes, and maintain daily project logs.
Monthly & Project Expectations:
* Complete timesheets and expense reports as required.
* Submit weekly project reports, highlighting critical information and risks.
* Prepare monthly forecast updates and work towards achieving targets.
* Update project schedules weekly, noting delays and improvement plans.
* Prepare and submit invoice requests as needed.
* Set up Procore with all stakeholders, and hold a customer kickoff meeting within one week of project transition.
* Establish and publish initial schedules, create and share site-specific safety plans, and ensure all personnel complete safety training.
* Upload drawings, maintain daily logs, and document all meetings and risks in Procore.
* Maintain and review the Project Risk Register and Proposed Change Order Log, escalating unmitigated risks.
* Request Certificates of Substantial Completion upon project turnover.
What qualifications will make you successful for this role?
* BA/ BS degree in Business or Engineering.
PMP Certification is preferred.
* 5+ years of experience in project management/ project execution.
