Real Property Agent III

ABOUT THE POSITION

The County of Riverside's Facilities Management department has a vacancy for a Real Property Agent III assigned to the Real Estate Division located in Riverside.

The Real Property Agent III will work primarily in commercial leasing and commercial property management.

Incumbents will negotiate commercial leasing agreements, full scope property management, oversee tenant improvements including assist with space planning and space management.

Competitive candidates will have experience/skills in the following areas:


* Commercial property management experience.


* Commercial leasing management experience.


* Commercial real property sales.


* Public sector real property agent experience.

The Facilities Management Department does not offer telecommute options at this time.

Meet the Team! Riverside County Department of Facilities Management provides property management and operations services for county owned and leased facilities throughout the 7,200 square miles of Riverside County and over 14 million square feet of space.

The department is responsible for keeping county buildings safe, comfortable and productive for both county staff and the public.

EXAMPLES OF ESSENTIAL DUTIES

• May oversee tenant improvement, space planning, and day to day operation of Commercial Class A property management.

• Performs complex appraisals and negotiations for acquiring, selling, or leasing real property and rights-of way.

• Negotiates leases of facilities for County use or for use of county facilities by other firms or agencies.

• Secures, examines, and interprets title reports on property to be acquired and directs the preparation and execution of necessary documents to secure clear title; directs the preparation of deeds, reconveyances, agreements, and other documents involving property acquisition, sale, or leases.

• Conducts negotiations for the purchase, sale, lease, or donation of property; prepares alternate appraisals based on relocation of improvements.

• May make presentations to the Board of Supervisors and the Planning Commission; may represent the Department at public meetings.

• Performs relocation assistance; disposes of surplus property; and may participate in the training of other real property personnel.

MINIMUM QUALIFICATIONS
Education:Graduation from an accredited college with a Bachelor's Degree, preferably with major coursework in economics, business or public administration, or a closely related field.

(Additional qualifying experience may be substituted for the required education on the basis of one year of full-time experience equaling 30 semester or 45 quarter units of education.)
