Maintenance Tech III

Required Skills & Qualifications:


*  GED or High School Diploma.


* Minimum 5+ years performing commercial: HVAC, Plumbing, and/or Electrical services


* Minimum 3 years supervisory experience


* Ability to read labels, signs, office memos, write, and take instructions in English


* Commercial building maintenance experience in two of the following professions: HVAC, Plumbing, & Electrical


* License or certification in three areas: Plumbing, electrical, and HVAC services & EPA Universal Cert  


* Must provide proof of trade certifications prior to being hired


* MS suite: specifically Outlook for reading and responding to emails and ability to use a PC for timecard mgmt     


* Basic  skills using desktop computer       


* Proficiency is self-time management and organization     


* Enhanced knowledge of performing electrical, plumbing, and/or HVAC tasks in a commercial building


* Ability to squat, bend, and lift up to 50 lbs


* Ability to work as a member of a team. 


* Ability to work well under pressure and meet multiple and sometimes conflicting deadlines.


* Ability to interact in an appropriate and professional manner.


* Demonstrated cooperative behavior and positive problem solving and conflict resolution skills.


* Available to work dependably.

Description of Duties:


* Provides service repairs for electrical, plumbing, steam, gas, fire & safety, HVAC, refrigeration, filter changes, interior painting, motors, starters, breakers, and associated commercial building infrastructure equipment (barracks and TLI owned Torrance buildings


* Provides preventive maintenance, as needed, on all building equipment


* Plumbing corrections and problem resolution


* Keep records of all maintenance accessory and/or equipment updates


* Work independently with minimal supervision as needed


* Provides overall building and equipment maintenance


* Provides weekly updates at Facilities staff meeting


* Supervise and assign tasks to subordinates, provide on the job training as needed, perform other duties as assigned by the supervisor


* TLI errands using its vehicle

·    Salary Range: $64,000-$71,600/yr.
