ESSENTIAL DUTIES AND RESPONSIBILITIES Performs routine and comprehensive custodial maintenance of assigned locations per Statement of Work (SOW) with restroom cleaning as a primary task (90% of the time).
Cleans and disinfects various indoor and outdoor areas and orders and stocks facilities with paper and supplies.
Remove trash in accordance with established procedures and handle waste and hazardous materials in compliance with state and federal regulations.
Maintain and care for floors by sweeping, mopping, and vacuuming, ensuring safe work practices and proper use of chemicals.
Service restrooms, including restocking supplies, sanitizing facilities, and spot-cleaning mirrors and floors.
Clean and maintain custodial closets, ensuring they are organized, neat, and free of trash.
Prepare conference rooms before and after important meetings and maintain the cleanliness of kitchens, vending machines, and water fountains.
Monitor and clean the exterior of buildings, entrance areas, parking lots, corridors, and public spaces.
Follow site-specific guidelines regarding building security, which may include securing workspaces when facilities are not in use, checking for unlocked doors and windows, and reporting any unauthorized occupants.
Clear snow and ice from walkways and parking areas.
Ensures safe work practices and procedures are followed in regard to maintaining, cleaning, and preserving a variety of surfaces.
Attend to emergencies as needed and report any necessary equipment repairs to the supervisor.
Support and enforce all site policies, health and safety regulations, and guidelines.
Drive to different working sites as required, ensuring timely arrival and safe transportation of personnel and equipment (only if required by Site).

ERM is hiring Right of Way (ROW) Agents in Minnesota, Wisconsin and South Dakota to support pipeline and electric transmission project efforts.
ROW Agents will be responsible for the acquisition of land, land rights, licenses, leases, permits, and other documents necessary for the construction, operation, and maintenance of facilities.
This is a full-time (40 hours a week), limited-term role with a duration of 12 months, extendable.
Physical demands required for the successful performance of this job include standing and/or walking for long hours in a day on uneven and steep terrain, and possibly during variable weather conditions.
RESPONSIBILITIES:
* Conduct diverse and complex negotiations with landowners (or their designees).
* Work on the settlement of complex damage claims with landowners (or their designees) relative to property damage caused or created during the construction.
* Search courthouse and other records to determine present property ownership(s) and the extent of interest therein.
* Advise and assist in establishing a range of fair market values to be used in the acquisition of land and land rights.
* Draft and/or supervise the preparation of documents for rights of entry, damage claims, contracts, easements, licenses, leases, permits, options to purchase and other documents as may be necessary to acquire adequate rights for the project.
* Compliance with corporate health and safety policies.
* Perform other duties as assigned or required.
REQUIREMENTS:
* Bachelor’s Degree preferred, high school diploma or equivalency required.
* Minimum 3 years of ROW experience.
* Oil & Gas, diversified energy or electric transmission experience preferred.
* Solid working knowledge of personal computers, Microsoft Office Suite, Google Earth, ArcGIS and data management software.
* Knowledgeable in real estate values and accepted real estate appraisal practices.
* Ability to work in remote locations for long periods of time.
* Excellent interpersonal skills and a high degree of professionalism.
* Ability to communicate effectively through oral and written communications.

Pay Transparency:
For the Right of Way (ROW) Agent position, we anticipate the annual base pay of $72,608– $94,867, $34.90/hr – $45.62/hr USD, limited-term, non-exempt.
