Regional Service Director - Richmond, VA

Summary:

The Regional Service Director oversees select Regional Service Managers and has direct responsibility for a portfolio.

This role ensures that the proper training of the Service teams is conducted in accordance with all Mission Rock Policies and Procedures and oversees select Regional Service Managers to ensure that assets involving the management of capital projects and business plans are executed in a timely and quality manner.  Ensure Regional Service Managers under direct supervision develop and deliver complete and well thought out five-year capital plans for budgeting.   Provide oversight for direct reports and the portfolio of business in the development of: scopes of work, managing vendor (supplier) relations, along with analyzing proposals for capital needs, budgeting and maintenance.

In addition, this role has responsibility for the execution of all capital contracts as assigned.

Scope of Responsibilities:


* Partner with appropriate individuals on hiring, coaching, training, corrective counseling and retaining the best talent available.


* Obtain bids, create contracts and verify contractor insurance certificates in order to ensure they meet the requirements set forth by owners and management.


* Responsible for the management of capital projects including but not limited to overall tracking and management of projects, owner meetings, scope of work development, along with city and county official communications.


* Provide as needed support in conjunction with engineers/engineering firms, track and manage projects, handle contract negotiations, and complete work approvals.


* Assess maintenance expenses with budget recommendations.


* Perform quarterly and semi- annual maintenance inspections to company standards.


* Assist Regional Service Managers in order to train on-site staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliance.


* Schedule Training with Suppliers/Vendors per region.


* Schedule preventive maintenance program annually.


* Ensure compliance with all company policies and procedures including the Team Member Handbook and National Standards, as well as all applicable health and safety rules and regulations, and all applicable local state and federal laws.


* Meet or exceed budget revenue and profitability targets and Owner's Expectations.


* Demonstration of a commitment to owner satisfaction by prioritizing actions that focus attention on owner satisfaction while anticipating and meeting those needs.


* Providing leadership and supervision to team members that recognizes and assists in maximizing each individual's, as well as, the group’s potential.


* Execute all Contracts relating to Capital Expenditures/Business plans
